There are many reasons for a bank to turn a borrower down for a loan. First of all, there are many properties that do not conform to the guidelines required by banks and other conventional lending institutions. For example, if a house has no foundation, uses solar power, or is miles out a dirt road, a potential buyer or current owner is going to have a difficult time getting a bank loan. Also, banks typically will not loan on bare land. Therefore, if you have fifty acres, you will most likely not be able to get a loan on that property because it does not conform to the banks’ guidelines. These are just a few examples of why you may be turned down for a loan because your property does not qualify or conform to the lenders’ guidelines.
Secondly, if your credit is less than good, if you have not filed income tax returns for years or if you have filed bankruptcy, then you most likely will not qualify for a bank loan. In order to get the same low advertised interest rate and actually qualify for a loan advertised by banks and conventional lenders, you must have been at your current job for at least five years, provide two years of your tax returns and you had better never had any late payments.
